WEEKLY CONSTRUCTION UPDATE

CLUBHOUSE HAS FOOTINGS AND FOUNDATION

Yes the clubhouse is now underway.   Footings and Foundations are poured and the underground plumbing etc comes next.

Here is the building update.

1.  Our models are partially decorated and you still get to hike in over the dirt, mud, gravel or whatever happens to be there on that day.   I understand that the asphalt will come this week if we have good weather.  GOOD NEWS  ... we have models     BAD NEWS.... bring your hiking boots to get into them.


Building 17:   Cabinets and some countertops are in.  Still on schedule for completion for May 31.  I still have 2 Abbeys in that building for sale.  since the are so close to being completed, we did not raise the prices on them,.   Still with the upgrades they are $244,300 and  $281,900 (one has the bonus room above the garage.)

Building 2:  Sheetrock is being completed this week

Building 6:  Roof is going on, Electrical and HVAC is getting finished up.

Building 3:  is almost finished framing

Building 18:  is ready to start framing

Buildings 4 and 5:  I see the big trackhoe out there today and the stakes are set.  That means that we will have a hole dug today or tomorrow.


As you can tell, we are building very quickly.  Things are very busy here in this community.  Please be careful as you drive around to sight see (we know you all do it).....   There might be nails on the road and big trucks blocking access.

If you come to the sales office and it is empty, I am on the community somewhere.  Come on in and wait, or come over to building 1 north side where we now have models.  That is most likely where I am.   Thanks

MOVING QUICKLY

YES --- THIS COMMUNITY IS SELLING FAST


We have now gotten 21 homes under contract in this community.  2 are actually finished with residents moving in.  The other 19 are waiting patiently as we continue to build their homes.    THAT IS THE GOOD NEWS.

Now for the BAD NEWS.  Well the builder thinks this is good news,   but as of today (April 30) our prices took a little increase.  We are up $10,000 to $15000 per home.   The cost of construction just keeps going up and he does not like to loose money on building your new home.


But the other GOOD NEWS  is that the supply of existing homes on the market for sale is so small that owners are now getting full price and more offers on their homes within days of putting on the market.  That says that your home price is going up too.   The little increase here will just be a wash with your home price.


So now,  I will tell you a secret.   Come and get money down on your future home.  It will lock it in against any future increases, then you have time to sell your home.   We are now selling homes that are out almost a year before completion.

Hurry Hurry Hurry --- Prices are not going to stay where we are

I just had a nice visit from the Big Boss Man.   

After a busy busy weekend here at Bridlewood, he is threatening to raise the prices.   His threats normally turn into reality rather quickly.

SO.........  If you aren contemplating giving me money down on a home, now is the time.  I am giving you all warning.  Don't come in next week and say you did not tell me.  

Remember we do take $2500 down to hold a home, even if you need to sell your home first.  You need to get your home on the market so we know you are serious.   If something happens and you cannot purchase we return $2000 to you. 

There are still 2 Abbey's in Building 17 which I am offering $2500 off the price for a non-contingent contract.  They will be ready the end of May.

A nice Rainy Day update

YA YA -- we have our first 2 residents here at Bridlewood Villas

Building 1 is now completed and the model furniture arrived yesterday. If you are waiting to see models we can now walk through a Grandview and a Canterbury with the bonus room. The decorating is still a work in progress, but at least there is progress now.

Building 1 is complete, but there is no driveway to get to it yet. So again as it rains we look at walking in the mud. This too will pass. The asphalt trucks will come when the ground is dry and the concrete work is done where needed.

Now here is your update on the other buildings.

17 -- we still have and Abbey, Abbey with Bonus and Wellington for sale in this building. All the cabinets are in and countertops are ordered. I am still offering $2500 off on a firm contract in this building.

2 -- insulation is in, roof is on, sheetrock is next. There is still a Canterbury in this building for sale. Completion date is June

6 -- the Framing is done, shingles are sitting on the roof waiting for the guys with nail guns to come and play on the roof for a few days. Gas lines are in and the electricians will be here soon to run wires. I still have a canterbury with bonus room, and a grandview for sale in this building.

3 -- the sticks are in the air .... It is always so fun to see a hole in the ground turn into homes in just a few days when the framers start putting up walls. This building is sold out.

18 -- Rain Delay again -- the concrete floor is needing to be poured then the framers get to move that way. Both homes with bonus rooms in this building are sold, but there is still a canterbury and a windsor up for grabs.

4 and 5 -- are now on schedule to have the holes dug in the next week or so.

Clubhouse --- YES -- we are talking about the clubhouse and pool. The stakes are in the ground and there was supposed to be a big tractor here today digging --- again RAIN DELAY

19 and 20 are going in after 4 and 5 --


As you can see.... we are moving quickly. Homes are selling quickly.

If you have seen our homes in the past, you need to see what changes we have made. Large Patios, Upgraded Cabinets, Huge selection of countertops, floor choices that are all standard cost and even more if you want to upgrade.

I have to admit it is really fun to come to work when things are this busy. If I look a little crazy and start speaking really fast -- it is just all the energy coming from this project. Come on over and enjoy some of this great energy.
