More New Residents

We got to welcome in 3 more residents in building 18, and the last home will be occupied this week. 

Our first residents moved into the new Windsor Court Plan.  I knew I liked this plan from the model, but it just goes WOW  when you see what homeowners can do with it.  If you have not seen the new plans, come on over and we can have a tour.


I keep getting asked about the clubhouse.  We are moving forward,  one step at a time.   Yes it will be done by the end of the year (hopefully).   The pool is even making progress now.   It is always so exciting the see the hole in the ground.  I know they will not plaster it until spring, but we will be ready.

Inventory reduction sale

We knew this would happen, and it has.  I have 2 homes that are finished and not sold yet.   I just got approval to take $20,000 off each home if you can purchase now and close quickly.

This is a Canterbury and an Abbey.  They are on a private circle where no traffic will disturb you.

the Canterbury is finished with basic finishes and only a few upgrades, the Abbey has Toffee cabinets and quartz countertops.   Come on in and see if they fit your need.

2 More residents join us

Things are moving quickly here in the community.

Building 1, 17, 2, and 6 are now completed.  The landscaping is going in on building 6.

Building 3 will be not far behind then we have 18 which will be ready in September.

Here is the latest Progress.

Building 4 --almost all framed

Building 5 -- roof is getting on -- Sheet rock was delivered today

Building 19 -- the rough plumbing is done

Building 20  -- the rough plumbing is getting done now.

Building 7 and 8 are going for building permits and will be staked and dug in the next few weeks.

We are up to a grand total of 9 homes occupied and will have 3 more by the end of the month



As for what is for sale now:::

In Building 2 I have an abbey and Canterbury that have 72 hour clauses on them ( meaning someone has an offer on them, but they have not been able to sell their homes so I can sell them to any one else and give the previous offer 3 days to release the offer)

Building 5 -- I have the best Windsor with a bonus room.   The east facing patio has the best views of the mountains.

Building 5 -- a Grandview with a bonus room is still available also.  This one will have nice grassy area by the patio

Building 19 and 20 still have a 2 in each also for sale  --- an Abbey, and 2 Windsors/2 with bonus, and one without

It is nice to be busy again.

The Parade of Homes

The Salt Lake County Parade of Homes begins on Friday Aug 3.   We will be sitting in the Grandview model home for 2 weeks.   We will be still showing all the models and selling, just not from the sales office.

Come join in the fun.   Just a hint......... if you are wanting tickets to the parade of homes go to R C Willeys first. (90th So and Redwood Road)   You can get them for $10 each there.  If you come to our model we get to charge you $15.    Also we are not allowed to take cash it is debit or credit cards only.

Yes -- I am a slacker. Sorry for the lack of updates

We are moving very quickly here at Bridlewood Villas,   well not fast enough for you that are living with your children waiting for a home to get finished, but it is still fun seeing what is happening every day here.

Building 17 now has 3 residents and the Abbey with bonus room is a model
Building 2 has cabinets, countertops,   -- finish electrical and plumbing then carpets and cleaning
Building 6 has hard surface flooring going down, cabinets are next
Building 3  is sheetrocked and finish carpentry is happening now
Building 18 is getting ready for the 4 way inspection -- insulation and sheetrock is next
Building 4 and 5 have the rough in plumbing going in now.  Floors will be poured next
Building 19 and 20 have the orange paint on the dirt waiting to dig the holes for footings and foundations

Now that we have 5 residents we are looking at starting some community activities.   We are going to do a barbeque the first week of August to set things off.   Everyone that has purchased or thinking about purchasing will be invited.  So keep your eyes here to see the final details.

It has been a while since I updated -- Sorry

Here is the construction updates as of this week.

Building 17 will be ready to close on June 6.  Landscaping in going in and touch up is happening now.

Building 2 is next.   The painter is spraying as I type. 

Building 6 is getting sheet rock.

Building 3 is getting ready for the 4 way inspection then insulation and sheetrock

Building 18 is almost framed

Buildings 4 and 5 have the hole dug and are waiting for the footings and foundations to go in

19 and 20 are next

then we have opened up 7 and 8 for sales. 


For those that have not come in and picked up a new price sheet, We are start at $259,900 for the Wellington and go up to $359,900 for the Grandview with the bonus room.

Up Up and Away

If you have money down on a home here at Bridlewood Villas ... congratulations......   If you are still waiting....  Sorry --  Prices were increased greatly today. 

From market indications, this will not be the last increase. 

We did open up building 7 and 8 for contracts now.  Homes that those building will not be finished until January or Feb. 2013.

Weekly update

This is has been pretty uneventful, other than:

4 more sales and more and more great people are waiting for their new homes to be completed. (this is a hint to the builders to get working faster)

Even with the new prices the homes are selling quickly. 

Come and get one now before the prices take another hike.  Our costs keep going up and up.

WEEKLY CONSTRUCTION UPDATE

CLUBHOUSE HAS FOOTINGS AND FOUNDATION

Yes the clubhouse is now underway.   Footings and Foundations are poured and the underground plumbing etc comes next.

Here is the building update.

1.  Our models are partially decorated and you still get to hike in over the dirt, mud, gravel or whatever happens to be there on that day.   I understand that the asphalt will come this week if we have good weather.  GOOD NEWS  ... we have models     BAD NEWS.... bring your hiking boots to get into them.


Building 17:   Cabinets and some countertops are in.  Still on schedule for completion for May 31.  I still have 2 Abbeys in that building for sale.  since the are so close to being completed, we did not raise the prices on them,.   Still with the upgrades they are $244,300 and  $281,900 (one has the bonus room above the garage.)

Building 2:  Sheetrock is being completed this week

Building 6:  Roof is going on, Electrical and HVAC is getting finished up.

Building 3:  is almost finished framing

Building 18:  is ready to start framing

Buildings 4 and 5:  I see the big trackhoe out there today and the stakes are set.  That means that we will have a hole dug today or tomorrow.


As you can tell, we are building very quickly.  Things are very busy here in this community.  Please be careful as you drive around to sight see (we know you all do it).....   There might be nails on the road and big trucks blocking access.

If you come to the sales office and it is empty, I am on the community somewhere.  Come on in and wait, or come over to building 1 north side where we now have models.  That is most likely where I am.   Thanks

MOVING QUICKLY

YES --- THIS COMMUNITY IS SELLING FAST


We have now gotten 21 homes under contract in this community.  2 are actually finished with residents moving in.  The other 19 are waiting patiently as we continue to build their homes.    THAT IS THE GOOD NEWS.

Now for the BAD NEWS.  Well the builder thinks this is good news,   but as of today (April 30) our prices took a little increase.  We are up $10,000 to $15000 per home.   The cost of construction just keeps going up and he does not like to loose money on building your new home.


But the other GOOD NEWS  is that the supply of existing homes on the market for sale is so small that owners are now getting full price and more offers on their homes within days of putting on the market.  That says that your home price is going up too.   The little increase here will just be a wash with your home price.


So now,  I will tell you a secret.   Come and get money down on your future home.  It will lock it in against any future increases, then you have time to sell your home.   We are now selling homes that are out almost a year before completion.

Hurry Hurry Hurry --- Prices are not going to stay where we are

I just had a nice visit from the Big Boss Man.   

After a busy busy weekend here at Bridlewood, he is threatening to raise the prices.   His threats normally turn into reality rather quickly.

SO.........  If you aren contemplating giving me money down on a home, now is the time.  I am giving you all warning.  Don't come in next week and say you did not tell me.  

Remember we do take $2500 down to hold a home, even if you need to sell your home first.  You need to get your home on the market so we know you are serious.   If something happens and you cannot purchase we return $2000 to you. 

There are still 2 Abbey's in Building 17 which I am offering $2500 off the price for a non-contingent contract.  They will be ready the end of May.

A nice Rainy Day update

YA YA -- we have our first 2 residents here at Bridlewood Villas

Building 1 is now completed and the model furniture arrived yesterday. If you are waiting to see models we can now walk through a Grandview and a Canterbury with the bonus room. The decorating is still a work in progress, but at least there is progress now.

Building 1 is complete, but there is no driveway to get to it yet. So again as it rains we look at walking in the mud. This too will pass. The asphalt trucks will come when the ground is dry and the concrete work is done where needed.

Now here is your update on the other buildings.

17 -- we still have and Abbey, Abbey with Bonus and Wellington for sale in this building. All the cabinets are in and countertops are ordered. I am still offering $2500 off on a firm contract in this building.

2 -- insulation is in, roof is on, sheetrock is next. There is still a Canterbury in this building for sale. Completion date is June

6 -- the Framing is done, shingles are sitting on the roof waiting for the guys with nail guns to come and play on the roof for a few days. Gas lines are in and the electricians will be here soon to run wires. I still have a canterbury with bonus room, and a grandview for sale in this building.

3 -- the sticks are in the air .... It is always so fun to see a hole in the ground turn into homes in just a few days when the framers start putting up walls. This building is sold out.

18 -- Rain Delay again -- the concrete floor is needing to be poured then the framers get to move that way. Both homes with bonus rooms in this building are sold, but there is still a canterbury and a windsor up for grabs.

4 and 5 -- are now on schedule to have the holes dug in the next week or so.

Clubhouse --- YES -- we are talking about the clubhouse and pool. The stakes are in the ground and there was supposed to be a big tractor here today digging --- again RAIN DELAY

19 and 20 are going in after 4 and 5 --


As you can see.... we are moving quickly. Homes are selling quickly.

If you have seen our homes in the past, you need to see what changes we have made. Large Patios, Upgraded Cabinets, Huge selection of countertops, floor choices that are all standard cost and even more if you want to upgrade.

I have to admit it is really fun to come to work when things are this busy. If I look a little crazy and start speaking really fast -- it is just all the energy coming from this project. Come on over and enjoy some of this great energy.

And March goes out like a Lion

Here it is the end of March already and we have made huge progress here at Bridlewood.

Building 1 is almost done. We will have 2 home owners next week. The landscapers are here getting the sprinklers in and ready for sod and trees.

Building 2 is framed, has the wiring in and the heating and air conditioning rough is going in now.

Building 3 now has a concrete floor and will be ready for framing next

Building 6 is 3/4 the way framed

Building 17 is getting painted, has cabinets ordered. We are about 6 weeks away from completion

Building 18 is almost ready for the concrete floor.

Sales are coming steadly and the best news is that our new residents are getting their homes sold. The real estate market here in the Salt Lake Valley is picking up quickly. The recovery is continuing.

We will have a grandview model by April 30 -- if you are waiting for models -- that is your date to come and see me.

Great day for contractors


Warm weather has made it great for the contractors. It is like a beehive here at Bridlewood Villas.
Building 1 is getting the finishing touches. Countertops next, driveways are being formed. They say we will be ready for the first 2 residents by April 1.
We will have model homes ready by April 30 hopefully
Here is the weekly update:
Building 1 -- countertops are next -- driveway and sidewalks on the south side are being formed. The balance of the rock on the outside is about finished.
Building 17 -- the finish carpenter is doing his thing -- paint is next. I still have all 4 homes in this building for sale. Completion date is May 1. I am offering $2500 off any purchase in that building.
Building 2 -- has our new Windsor Court floor plan. The home is now framed.
Building 6 -- is getting the concrete floor today
Building 3 -- The plumbers are almost done with the underground plumbing
Building 18 -- the Plumbers are just starting to play in the dirt getting the plumbing in
Building 4,5,19,20 -- are now on the schedule to sell.
The clubhouse is in the final stages of engineering -- the hole should be dug in the next month.
As you can see -- we are moving ahead quickly.
Prices have been increased for the homes in the center of the project, but not yet on the outside lots. Come get your choice made now.

We are moving on quickly here

The demand for the homes in Bridlewood Villas is not letting up. But the prices are not holding. The homes in the more desirable areas have been increased $10,000.

We still have 2 abbeys in building 17 which will be completed in April. I am offering the $4000 in free upgrades on either of these homes for another 2 weeks, then I get to pick the cabinets and countertops.

Here is the new update for those of you wanting to know where we are in the construction of your home:

Building 1 -- is painted... Hard surface flooring is going in this week and cabinets are supposed to start by March 1
Building 17 -- Sheet rock is done. Finish carpenter should be here this week to do base and doorframes.
Building 2 -- the lumber has arrived for the framing. We are now about 4 months from completion of this building
Building 6 -- the floor will be poured next week if the weather permits. Then the lumber will be here for the framing.
Building 3 and 18 -- yes -- we are now working on these too. The footings and foundation are all poured. Once the concrete has cured we will see the guys backfilling and the plumbers getting the undergrounds in
Building 5 and 19 are now added to the schedule. they will be started in about 6 weeks if the sales continue to be brisk.


The clubhouse is on the schedule to start March 15. It will be bigger and better than any of our others. Then the fun can begin.

Here is a new update on the progress

Building 1 -- is now getting painted --
Building 17 -- is getting sheetrock
Building 2 -- is getting the floor poured
Building 6 is waiting for the floor to get poured.
Building 3 -- has the hole dug and is ready for footings
Building 18 has the hole dug and is ready for footings


As you can see, we are making great progress here despite the mud (which is better than snow and frozen ground)

The $4000 special on the Abbey's in Building 17 will expire when we are sheetrocked and ready to order cabinets. If you want the discount -- hurry fast. It will be about another week

We just opened up the Canterbury in Building 1 for sale. It has the bonus room above the garage and will be so convenient to the clubhouse.

The clubhouse just went on the schedule to be started March 15.


Models are still on schedule to be completed April 1.

After looking over the size of buildings and the lot size Building 3 - B will be a Wellington and not an Abbey.
Building permits are getting ready to go in on Building 3 and 18
18 A will be a Canterbury
18B will be a Wellington with a loft
18C will be a Windsor Court
18D i a Windsor Court with a Bonus Room loft
Prices have been increased in building 6 b and C -- Grandviews are now $289,900 and with the Loft it will be $319,900
We are getting ready to order cabinets in Building 1 - things are moving quickly here

Construction updates

Here is the weekly update on the construction

building 1 just got the sheetrock delivered

Building 17 is getting a roof and the hvac is going in now

Building 2 and 6 have footings and foundations -- hopefully if the weather holds they can get back filled

Building 3 has been added to the schedule for the next one to get started

After that we will be building #18 and #7

I am offering to sell the Canterbury in Building 1 now that I was holding for a model.

Building 2 is sold out

Building 17 still has a canterbury and 2 abbeys for sale. The special of the day is $4000 in free upgrades on either one of those Abbeys if money is down by 2/29/12

Building 6 had 2 Grandviews and 1 Canterbury for sale still

Building 3 has 1 Canterbury and 1 Abbey for sale

Great locations are still available but homes are selling quickly. Come talk about getting money down on one now so you can get where you want.

We are Here

Yes the Sales Office is Now Open --
We are located in the blue trailer just off 9400 South and 1970 West in West Jordan. Sales are coming quickly, so we are hurrying to get another 8 under way.
I have been asked what we are offering that is better than what we have in the past in West Jordan communities.
1. 2x6 wall construction with extra insulation
2. low E windows
3. 95% efficient furnaces
4. Large Patios on the side on some of our models
5. 2 Tone Paint is now standard
6. Knotty Alder cabinets as standard (upgrades are available)
